Thử so sánh hai ví dụ đơn giản ở NW Calgary.

Phương Án 1 — Mua Nhà Gần Như Sẵn Sàng Cho Thuê

Giả sử giá mua là $750,000.

Down payment 20%: $150,000

Down payment 20%: khoảng $130,000–$136,000

Is Now a Good Time to Buy a Home in Calgary?

If you’re living in Calgary and thinking about buying a home, the real question may not simply be:

“Will home prices continue to fall?”

A better question is:

“Given today’s market conditions, does buying a home make sense for me and my family?”

As of September 2026, my answer is: This could be a good time for buyers to explore opportunities — but not every property type or area of Calgary is experiencing the same market.

What is happening in Calgary’s housing market?

According to CREB®’s August 2026 statistics:

  • Calgary recorded 1,660 sales, down 16% from August 2025.

  • There were approximately 6,509 homes in inventory.

  • Months of supply increased to nearly 4 months.

  • The overall benchmark price was $569,800, about 1% lower than the previous year.

What stands out to me isn’t simply the 1% decline in prices.

It’s that buyers generally have more choice and more time to make decisions than they did during Calgary’s highly competitive market of recent years.

However, the market looks very different depending on the type of property you’re buying.

Detached homes: The benchmark price was approximately $744,300, down about 1% year-over-year, with just over three months of supply.

Row/Townhouses: The benchmark price was approximately $415,200, down about 5%.

Apartment condos: The benchmark price was approximately $295,400, down about 8%, with close to six months of supply.

In other words, a buyer shopping for a condo may have significantly different negotiating power than someone competing for a desirable detached home in a high-demand community.

What about interest rates?

On September 2, 2026, the Bank of Canada maintained its policy interest rate at 2.25%, where it has remained since late 2025.

That does not mean your mortgage rate will be 2.25%. Mortgage rates depend on the lender, mortgage type and term, your financial profile, and other factors.

However, the interest-rate environment has become more stable compared with the period of rapidly rising rates we experienced previously.

So, should you buy now?

I wouldn’t recommend buying simply because you hear that “prices are down.”

I would consider buying in today’s market if:

  • You have stable income and sufficient down payment.

  • The mortgage payment comfortably fits your household budget.

  • You plan to own the property for the medium to long term.

  • You find the right property in the right community for your needs.

  • Most importantly, the numbers make sense for that particular property — not simply because the overall market has become more favourable to buyers.

Clara’s Perspective

What I like about the current market is that buyers have more opportunity to make decisions based on the numbers rather than emotion or fear of missing out.

Higher inventory, price adjustments in some segments, and longer selling times can give buyers more opportunity to compare properties, complete proper due diligence, and negotiate instead of feeling pressured to make an immediate decision.

But I would not say that “2026 is a good time to buy every property in Calgary.”

A condo in a market with excess supply should be evaluated very differently from a detached home in a desirable NW Calgary community where supply may still be below three months.

The best time to buy isn’t simply when the market is down. It’s when your finances are ready and you can purchase the right property at a price that makes sense.

Ngày 2/9/2026, Bank of Canada giữ policy rate ở mức 2.25%.

Aug 2026 - Calgary Home Prices Are Changing: Where Buyers Have the Advantage.

The Calgary housing market continued to cool in August, giving buyers more options while requiring sellers to be increasingly strategic with pricing.

Calgary Market at a Glance

  • 1,660 homes sold, down 16% from August 2025.

  • 3,141 new listings entered the market, down nearly 10%.

  • Inventory reached 6,509 homes.

  • Calgary had approximately 3.9 months of supply, indicating more balanced conditions.

  • The total residential benchmark price was $569,800, down 1% year over year.

  • Homes priced above $1 million experienced stronger sales activity than last year.

How Each Property Type Performed

  • Detached homes: Benchmark price of $744,300, down approximately 1% year over year.

  • Semi-detached homes: Benchmark price of $690,500, up nearly 1%.

  • Row homes: Benchmark price of $415,200, down approximately 5%.

  • Apartment condominiums: Benchmark price of $295,400, down approximately 8%.

Detached and semi-detached homes remain relatively balanced. Apartment condominiums are experiencing the most buyer-friendly conditions, with nearly six months of supply.

Calgary-Area Communities

  • Airdrie: Benchmark price of $508,800, down 4.5%, with 3.77 months of supply.

  • Cochrane: Benchmark price of $570,200, down 2.3%, with 3.41 months of supply.

  • Okotoks: Benchmark price of $608,400, down 1.8%, with only 2.42 months of supply.

  • Chestermere: Benchmark price of $697,400, down 1.6%, with 8.72 months of supply.

Okotoks remains one of the tighter surrounding markets, while Chestermere currently offers buyers considerably more selection.

What This Means for Buyers

  • Buyers generally have more homes to choose from.

  • There may be more time to compare properties and complete due diligence.

  • Apartments and markets with higher inventory may provide greater negotiating opportunities.

  • Conditions vary considerably by property type, community and price range.

What This Means for Sellers

  • Accurate pricing is increasingly important.

  • Sellers should compare their property with current competition, not only previous sales.

  • Detached and semi-detached homes are generally holding their value better than higher-density properties.

  • Professional presentation and a strong marketing strategy can help a property stand out.

The Simple Takeaway

Calgary is moving through a more balanced market, but conditions are not the same everywhere. Detached and semi-detached homes remain comparatively stable, while apartment condominiums and some surrounding communities are experiencing greater downward price pressure.

Whether you are buying or selling, the right strategy should be based on your specific property type, neighbourhood and price range.

Alberta Rental Laws Every Property Owner Must Know

If you’re a landlord in Alberta, understanding the Residential Tenancies Act (RTA) is not optional — it’s essential.

The Alberta Government’s official guide for landlords Information for Landlords - Alb… outlines your legal responsibilities, rights, and potential penalties. Below is a simplified, landlord-friendly breakdown of what you really need to know to protect yourself, your rental property, and your income.

1. Security Deposits: Rules You Cannot Break

This is one of the biggest areas where landlords get into trouble.

Here’s what the law requires:

  • You can only collect up to one month’s rent as a security deposit.

  • The deposit must be placed in a trust account within 2 banking days.

  • You must pay annual interest on the deposit (1.6% for 2024).

  • You must return the deposit (or statement of deductions) within 10 days of move-out.

  • You must keep deposit records for 3 years after tenancy ends.

Failing to follow these rules can result in fines up to $5,000–$10,000.

👉 Pro Tip: If you don’t complete proper inspection reports, you cannot legally deduct cleaning or damage costs.

2. Move-In & Move-Out Inspections Are Mandatory

Many landlords don’t realize this is not optional.

You must:

  • Complete a move-in inspection within 1 week before or after possession.

  • Complete a move-out inspection within 1 week before or after vacancy.

  • Include required legal statements in the report.

  • Provide copies to the tenant.

  • Keep records for 3 years.

If you skip this step, you lose the right to deduct damage costs from the deposit.

3. Rent Increases in Alberta

Alberta has no rent control on amount — but there are strict timing rules.

  • Rent can only increase once every 365 days.

  • Proper written notice is required.

  • For month-to-month tenants, you must give 3 full tenancy months’ notice.

  • You cannot increase rent during a fixed term until it expires.

Improper notice = the increase is void.

4. When Can You Enter the Rental Property?

You can enter:

Without notice:

  • In emergencies

  • If the unit is abandoned

With 24 hours written notice:

  • Repairs

  • Inspections

  • Pest control

  • Showing to buyers

  • Showing to new tenants (final month)

Entry must be between 8 AM – 8 PM, and notice must include reason, date, and time.

Failing to give proper notice can result in fines.

5. Landlord Responsibilities (You Can’t Contract Out of These)

Even if not written in the lease, you must:

  • Provide a “Notice of Landlord” within 7 days of move-in

  • Ensure the property meets Minimum Housing & Health Standards

  • Maintain heat, safety, and habitability

  • Not interfere with the tenant’s peaceful enjoyment

You cannot evict a tenant for filing health or legal complaints.

6. Ending a Tenancy: Know the Proper Notice Periods

Fixed Term

Ends automatically on the agreed date — no notice required.

Month-to-Month

  • Tenant must give 1 full month notice.

  • Landlord must give 3 full months notice.

  • 365 days notice required for condo conversion or major renovations.

14-Day Notice (Substantial Breach)

Used for serious lease violations.

24-Hour Notice

Only for:

  • Assault

  • Threats

  • Significant damage

Incorrect notice = invalid eviction.

7. What Happens If Tenant Leaves Belongings?

If goods are worth:

  • Under $2,000 → you may dispose of them.

  • Over $2,000 → must store for 30 days.

You must keep detailed records for 3 years.

8. Condominium Rentals Have Extra Rules

If you rent a condo:

  • You must notify the condo board.

  • You may have to provide a deposit to the corporation.

  • Condo bylaws override the lease agreement.

  • The condo corporation can evict tenants for bylaw violations.

9. Major Fines Landlords Should Avoid

Common offences include:

  • Not depositing security deposits properly

  • Increasing rent too soon

  • Failing to return deposit within 10 days

  • No inspection reports

  • Retaliatory eviction

  • Improper notice of entry

Maximum fines can reach $10,000 per offence.

10. Dispute Resolution in Alberta

Landlords and tenants can resolve disputes through:

Residential Tenancy Dispute Resolution Service (RTDRS)
A faster and less expensive alternative to court.

Use RTDRS for:

  • Unpaid rent

  • Security deposit disputes

  • Damages

  • Termination disputes

Final Thoughts for Calgary Landlords

Being a landlord in Alberta can be profitable — but only if you follow the rules carefully.

The biggest risks for landlords typically involve:

  • Security deposit handling

  • Improper notices

  • Incomplete inspection reports

  • Illegal rent increases

If you manage your rental property correctly from day one, you reduce risk, avoid penalties, and protect your long-term investment.
