What This Means for Buyers
Buyers generally have more homes to choose from.
There may be more time to compare properties and complete due diligence.
Apartments and markets with higher inventory may provide greater negotiating opportunities.
Conditions vary considerably by property type, community and price range.
What This Means for Sellers
Accurate pricing is increasingly important.
Sellers should compare their property with current competition, not only previous sales.
Detached and semi-detached homes are generally holding their value better than higher-density properties.
Professional presentation and a strong marketing strategy can help a property stand out.
The Simple Takeaway
Calgary is moving through a more balanced market, but conditions are not the same everywhere. Detached and semi-detached homes remain comparatively stable, while apartment condominiums and some surrounding communities are experiencing greater downward price pressure.
Whether you are buying or selling, the right strategy should be based on your specific property type, neighbourhood and price range.
